Selective Licensing

Wandsworth Launches Selective Licensing Designation 2

Wandsworth

Wandsworth Council has officially implemented its second Selective Licensing designation, marking a significant expansion of private rental regulation within the borough. As of today, 1 April 2026, all privately rented properties in East Putney, Northcote, and West Putney must possess a valid Selective License.

Why the Expansion?

The council cites the need to improve housing standards and reduce anti-social behavior in these specific high-density wards. This follows the success of Designation 1, which has been in force since July 2025 across Furzedown, South Balham, and the Tooting wards.

Key Compliance Details

  • Fee Structure: The standard fee is set at £750 per property, with discounts available for early applications and accredited landlords.
  • Exemptions: Social housing, tenancies held by public bodies, and certain student accommodations remain exempt.
  • Penalties: Failure to apply for a license can result in a Civil Penalty Notice of up to £40,000 or prosecution in the Magistrates' Court.

Expert Analysis

Lead Consultant Jeff Glass notes: "Wandsworth is becoming increasingly proactive in its enforcement. Landlords in the Putney wards should act immediately to avoid the risk of Rent Repayment Orders (RROs), which can cost up to 24 months' rent for offences committed on or after 1 May 2026."
